|DESCRIPTION||The land is excellent grazing land that is currently used for equine purposes, the land drains well and does not flood. The land is not currently in any stewardship agreements. |LOCATION||The land lies on the east side of Shard Road (A588) at Little Singleton adjacent to Shard Bridge. It is approximately 1 mile south of Hambleton and 1 mile east of Little Thornton. The land is also easily accessed from junction 3 of the M55.|
|ACCESS||The land has access to Shard Road via a right of way over the access track (shown blue on the plan) at any time either pedestrian or vehicular. The purchaser will have use of the double gates as their entrance to the field and will take on an equal share in the maintenance of the track.
